In New Jersey, a Realty Transfer Fee (RTF) is levied on the recording of deeds that transfer real property ownership. This fee must be paid before a deed can be officially recorded. The RTF is calculated based on the property’s sale price (consideration) stated in the deed. In some cases, the calculation uses the property’s assessed value divided by the Director’s Ratio. Typically, legal representatives or title insurance agents collect the RTF at the real estate closing and ensure its payment before recording the deed at the county registry office.
